There is nothing simple about analyzing market data in student housing. Those who are good at it often are regarded as having a Crystal Ball. Granted, it's not as easy as a siimple equation, but it's not that mystical either. It honestly just takes a lot of experience, the ability to ask a lot of deep diving questions, and understanding your customer.
